Casual Inspections or Casual Letting
Supporting self managing Landlords, this is an as/when required service. We can cover inspections when you are unavailable. This is also great for those finding it uncomfortable to complete them & keep you compliant with your insurance policy. Or we can find a new tenant for you then hand over for you to continue managing the tenancy yourself.
The Process With Us
In this meeting we will discuss your expectations, requirements and preferences.. Everyone is different and it's important to us that we are catering to all of your needs. Choose to have this meeting at our offices, or we're happy to come to you.
Advertising and Tenant Selection
Your property is photographed (video is becoming increasingly popular too) and advertised on our website, TradeMe, and realestate.co.nz, as well as placed in our office display window and local marketing booklet. Viewings are conducted as many times as required until the right tenant is found. You receive updates at least weekly during this process.
The preferred candidate is credit checked and screening checks are completed. References are verified to ensure they come from a property owner or manager. The expectations of being a tenant are discussed with and agreed to by the successful applicant.
Signing up The Tenant
The tenancy agreement, bond lodgement paperwork and ongoing water reading set-up (if required) are completed. The tenant receives a detailed, ongoing statement of condition including photographs, which are also held on file.
1-2 weeks after the tenant moves in they receive a call or email from us to check how they are settling in to ensure there are no issues and check they have all they require to get their automatic rent payment set up.
An inspection is completed approximately 6 - 8 weeks after the tenant moves in. The property is checked and any questions are discussed. Following this, inspections are conducted every 3 months at a minimum.
Following each inspection, you receive a detailed property inspection report including photographs. Any required maintenance or repairs are noted along with any recommendations or future maintenance plans, if required.
At the end of the tenancy, a final detailed inspection is completed and a report is sent to you. This is compared to the initial inspection prior to any bond refunds being completed.
In an emergency, we have a range of contractors to ensure repairs are completed as quickly as possible. Quotes and estimates can be obtained on your behalf for larger jobs or non urgent work.

On occasion, things don't go to plan.
Our knowledgeable and experienced team will represent you in court if required. Your input will be sought to determine you preferred outcome depending on the situation.
Rent payments are receipted and monitored each working day, ensuring missed or late payments are dealt with immediately.
In the instance of a missed payment, tenants are contacted directly. If there is no response, a 14-day notice is issued and an application for mediation/tribunal to minimise lost rent can be made by our team.
Owner payments are issued on the 1st and 15th of the month (or next working day) so you get the cash flow you require.
If you require us to arrange and pay for maintenance, these payments will be less any disbursements.
