What does property management involve at LJ Hooker?


We offer a wide range of services so you can choose how much or how little you would like us to do. Our options include full property management, casual letting, casual inspections and rent appraisals.




Do your property management staff personally show prospective tenants through my property?


Yes, our team are dedicated to property management and this is one of the key focus areas, helping ensure you get the right tenant for your property. We conduct as many viewings as required to secure the right tenant.




What support do you provide for my tenants?


We have an after-hours response service for tenants meaning they are able to contact us 24/7 with any issues, questions or concerns. No more late night or weekend phone calls!




How do you deal with rental arrears?


Rent is checked every working day, so we are quickly aware of missed rent payments. If rent is late, the tenant is contacted. If there is no response, or the tenant is a habitual late payer, a 14-day notice is issued. If the 14-day notice is not complied with, we can apply to end the tenancy.




What’s your process for dealing with repairs and maintenance?


We advise you of any maintenance or repairs that are required. If it is an emergency, we have a range of contractors to ensure the repairs can be completed as quickly as possible. We can also obtain quotes/estimates on your behalf for larger jobs or non-urgent work.




What locations do you cover for property management services?


We manage properties across Huntly, Taupiri, Ngaruawahia, Glen Massey, Horotiu, Te Kowhai, Whatawhata, Gordonton and some parts of Hamilton.




How frequently will you inspect my property?


After the ingoing inspection, a follow-up inspection is completed approximately 6 weeks after the tenant moves in. Following this, inspections are carried out at a minimum of every 3 months.




How and when will you deposit the rent monies and account to me via rent statements?


Owner payments are issued on the 1st and 15th of the month (or the next working day if those dates fall on the weekend). A statement is emailed to you with every payment.
